Unable to make rental payments because of financial hardships related to the COVID-19 pandemic?

Adams County – in partnership with Maiker Housing Partners, Brighton Housing Authority, and Commerce City Housing Authority – may be able to help through the Adams County Emergency Rental Assistance (ERA) Program.

If you meet these criteria:

  • Qualify for unemployment or have experienced a reduction in household income, incurred significant costs, or experienced a financial hardship, directly or indirectly, due to COVID-19.
  • Are at risk of experiencing homelessness or housing instability.
  • Rent a home in Adams County.
    • Aurora residents must apply for assistance here (click on the button for City of Aurora under the Landlords and Tenants section)
    • Westminster residents in Jefferson County must apply for assistance here.
  • Have a household income at or below 80% of the area median income, or AMI (see below).

Adams County ERA Program Income Requirements

You may be eligible to receive:

  • Help with past due rent and/or utilities.
  • Assistance includes payment of rent three (3) months forward.

How it works:

  • Applications open on March 29, 2021, and, will remain open until funding is exhausted.
  • You must submit a completed application through Neighborly (see application link below).
  • You will be assigned a local Housing Authority partner based on the area where you live.
    • Commerce City Housing Authority will serve Commerce City renters.
    • Brighton Housing Authority will serve Brighton renters.
    • Maiker Housing Partners will serve the remaining areas of Adams County (except Aurora, see above).
  • Your assigned Housing Authority will review your application and contact you throughout the process.
  • Your landlord and utility company will be paid directly on your behalf by your assigned Housing Authority.
  • Priority will be given to renters who have been on unemployment for over 90 days from the date the application is submitted or are 50% of AMI.

How to Apply:

  • The Adams County ERA Program application can be completed and submitted completed and submitted here.
    • The application works best in Google Chrome.
  • The application will ask basic questions such as your address, contact information, landlord contact information, lease and utility information, and income-related questions.
  • You will need to submit the following documents:
Documentation Needed Acceptable Documents*

Identification for Applicant

Photo ID for all adults over the age of 18.
Proof of Income

Applicants must submit two (2) consecutive months of the most recent income documentation for all adults (18 and over) living in the home, as applicable, including but not limited to:

  • Pay stubs or other wage statements;
  • Unemployment benefits;
  • Social Security (annual notice);
  • Supplemental Security Income, or SSI (annual notice);
  • Retirement, survivor, or disability pensions;
  • Railroad retirement;
  • Public assistance payments, retirement, or wages documentation;
  • Interest, dividends, net rental income, royalty income, or income from estates and trusts. Report even small amounts credited to an account;
  • Any other sources of income regularly received such as Veterans' (VA) payments, child support, or alimony;
  • Self-employment income from own nonfarm businesses or farm businesses, including proprietorships and partnerships.  Report net income after business expenses; and/or
  • Signed attestation from the applicant’s employer.

If the items above do not apply, please submit two (2) months of bank statements for all adults (18 and over).

Proof of Assets
  • Consecutive bank statements for checking and savings accounts from the two (2) most recent months.
  • Other asset documentation demonstrating regular income.
Current Lease or Rental Agreement

Copy of signed lease or rental agreement.

OR

Written and signed attestation from landlord indicating property location, amount owed per month, and back rent due to landlord per month.

Unpaid rent can be paid back to March 13, 2020.

Housing Instability

Applicants must demonstrate housing instability due to COVID-19. Documentation may include, but is not limited to:

  • Eviction Notice (if applicable);
  • 10-Day Notice
  • Past due rent notice and/or utility bill;
  • Proof of unsafe/unhealthy living environments; or
  • Other forms of documentation demonstrating housing instability.
Utility Bills

Past due utility bills and/or invoices for:

  • Gas
  • Electric
  • Water
  • Sewer
  • Trash
  • Internet (eligible for certain households, see application)

Unpaid bills can be paid back to March 13, 2020.

Past Housing Assistance If applicable, applicant must submit documentation showing past housing and utility assistance received by the household.

Landlords:

Landlords with tenants who are behind on rent may submit tenant’s contact information on behalf of the tenant through the Adams County ERA Program Landlord portal. Tenants will be notified and may apply for assistance.

Things to know:

  • Rent payments are limited to three (3) months forward.
  • Past due rent and/or utilities can be paid if incurred after March 13, 2020.
  • Additional assistance may be awarded subject to the availability of funds and based on a subsequent application for additional assistance.
  • Total assistance provided to the household may not exceed 12 months (plus an additional three months, if necessary, to ensure housing stability for the household, subject to the availability of funds).
  • The Adams County ERA Program is being supported, in whole by federal award number ERA0099, awarded to Adams County, State of Colorado, by the U.S. Department of the Treasury.
  • This program will end December 31, 2021, unless otherwise extended by the U.S. Treasury.
